Ferland, dated February 6, 2002, recorded in the Clerk's Office, Circuit Court, County of Chesterfield, Virginia, in Deed Book 4407, page 954, securing a loan which was originally $80,000.00, the undersigned Substitute Trustee appointed as such by instrument recorded 3695 will offer for sale at public auction property described as:

 All that lot in Chesterfield County, Virginia, known as Lot 21, Block B, Dense Wood Hill, as shown on plat of record in the aforesaid Clerk’s Office in Plat Book 40, pages 77 and 78; together with all existing or subsequently erected or affixed buildings, improvements and fixtures; all easements, rights of way, and appurtenances; and all rights, royalties, and profits relating to the real property, including without limitation all minerals, oil, gas, geothermal and similar matters.

Sale is subject to all prior liens, easements, restrictions, covenants and conditions of record, if any.

This sale is subject to a prior deed of trust recorded in Deed Book 4206, Page 592.

Said public auction to be held in front of the Chesterfield Circuit Court Building at 9500 Courthouse Road, in Chesterfield, Virginia, on May 15, 2007 at 3:00 p.m.  Terms:  Cash.  Bidder's deposit of 10% of the bid price IN CASH OR CASHIER'S OR CERTIFIED CHECK will be required at the time and place of sale, with balance of sale price to be paid in 30 days.
